If I could give this place zero stars, I absolutely would. I came in as a prospective resident with a scheduled tour, but the experience was so unprofessional and off-putting that I walked away completely turned off. From the moment I walked in, I was not greeted or acknowledged. I had to wander around to find the leasing office myself. When I finally encountered the leasing professional, she never introduced herself or welcomed me to the community—something that should be basic courtesy. I informed her that I had a 1:30 PM appointment, and she simply told me to wait in the main lobby with no further explanation. After waiting about 10 minutes, I overheard her complaining about being hungry and having five more appointments that day. It was very clear she didn’t want to be there. When she finally came to assist us, I explained that I was interested in viewing both a one- and two-bedroom unit because I wasn’t yet sure of what size I’d need. She quickly shut that down, saying she couldn’t show me both because she was alone and had too many appointments. Mind you, I had already scheduled this tour in advance and had taken time off work to be there. Throughout the entire process, she had a noticeable attitude—cold, dismissive, and visibly annoyed. It felt like I was an inconvenience rather than a potential future resident. She didn’t take time to explain any amenities (just pointed vaguely in their direction), and when we viewed the apartment, she didn’t engage, ask questions, or offer any insight. The entire “tour” lasted maybe two minutes. She didn’t seem to care about my questions—or me. After the brief walk-through, I was handed a packet with minimal information. Pricing details were missing which you can see in the attached photos, and the interaction ended just as impersonal as it began. This type of service is unacceptable. I have now lived here for almost a year. And over this time there has been a noticeable change in the way things are run. A disappointing one at that. While we have never directly had any issues with our apartment and maintenance has always gotten to any work orders fairly quick. But you pay for amenities here that you hardly can use. The gym is VERY outdated. They have now gotten rid of the tanning bed but didn’t lower the price. The fountain in the pool hasn’t been fixed the WHOLE time we’ve been here. The pool is closed on Monday for cleaning, but don’t expect it to ever be opened back up until at least Wednesday because they never really clean it on Monday. I’ve never seen a pest control person even though we pay for it monthly. The breezeway and stairs are always dirty, they have been cleaned AT MOST 3 times since we moved in. We only have 1 mail key due to the 3 that they gave us at move in, weren’t the right key, so we have the office copy. We laid extra to live in a gated community since we are college kids away from home and yet the gates are ALWAYS open. The pool is supposed to close at 9 but we have to deal with ADULTS down there fighting, drinking, smoking and leaving their trash multiple nights a week. Which you can hear them and the music from inside our apartment (even on the third floor)The office staff has also changed quite a bit, when we moved in Ty and Kelly helped us and were very welcoming and helpful. They had us moved in within 2 days of our tour due to us needing to get out of a bad situation asap. But now? Nobody answers in the office, it’s all new people, some of which are very rude. Our lease ends in a month and we are definitely ready to have a change of scenery. OH! And speaking of that they want a 60 day notice to you moving out and ending the lease, but they never reached out to ask whether we were moving or renewing, thank goodness we reached out on our own. Hopefully we won’t have any issues upon moving out.

The start of our experience here was bad. We move places frequently due to my job so we’ve decided to rent furniture. Management did not warn us ahead of time that the furniture could not arrive before we did, something we’ve done at all of our previous residences. Because of this, we had no furniture for our first weekend here and had to sleep on the floor. The apartment was not bad but we were not impressed with the community. Several times I walked to the leasing office to use the gym and couldn’t get in. The gym itself is terrible. Trash all over the place constantly. The dog trash cans were constantly overfilling. Our oven randomly stopped working once and it took five days for them to come fix. We started with bad experience and ended with a bad experience. We had a 3 month lease originally and never was contacted if we wanted to renew and was automatically renewed for a whole year. Sure, we should’ve been on top of it but we have always been contacted as a reminder. So unfortunately we were left with having to terminate our lease. We had a really difficult time getting in contact with management. Often times we couldn’t get a hold of them and were only responded to with an email.

If I had the choice of living in a shed or at Parc of Flowing Wells, I would honestly choose the shed. This is going to be a long review so please bear with me. I’ve only lived here for less than two months and as more time passes all I feel is more and more regret about signing the lease. When hurricane Helene hit, the apartment complex was without power so I left on September 28th and arrived back on October 5th after receiving an email that the power had been restored. I entered my unit to the fire alarm going off (to my knowledge there was no fire and there didn’t seem to be any evidence of one), water damage in my ceilings and walls, soaking wet carpet, all of my belongings damaged, and the beginning of mold growth. I don’t know if the sprinklers went off or the pipes exploded or something else. Most of my stuff had also been moved around by what could’ve been maintenance, even though I was never notified of anyone being in my apartment. I immediately called emergency maintenance and sent an email to the leasing office reporting all the damage. Maintenance walked inside, took one look at the damage, and said “I don’t know when we can fix this” then left. I went in- person to the leasing office when it had opened back up, and when I explained my situation I was told they have another apartment complex they manage that got hit worse and they have new move ins that they needed to tend to first. Really nice when your unit is uninhabitable and you get dismissed like that when you try to do something about it. I tried transferring units and requested for a first floor since that’s what I had before, and after almost two weeks of having to wait (mind you my unit is now infested with mold on the walls, ceilings, base boards, door frames, etc.) we were finally shown a unit but I passed on it because in my opinion the unit also had signs of water damage in the walls and I didn’t want to have to deal with more potential mold growth. Park at Flowing wells apartment homes is a pretty good place to live but! When it comes to maintaining I have a huge issue over the last three months my air has given out 3 times each time they come and put Freon in it and it only provides a temporary solution. In January I was out up for eviction because I only paid half of my rent but ended up paying late fees pass due rent and filling fees. Now in APRIL they add a charge of $102 for Writ or possession which should have been added on the day of some time in January. This charge was added and I was not made aware of it therefore it didn’t get paid because I paid my rent early and everything that was on the ledger was paid. When I reached out I was told it was added on the 11th of March which is two months after I was even in the eviction process. I just think overall communication could be better and just as fast as they respond to payment issues they should also respond to maintenance request in the same manor. The new young lady in the leasing office was extremely helpful in helping me understand my ledger issues! KEEP HER!
