I did my due diligence talking to people and comparing places, decided this was where I wanted to live, filled out my application and paid my $275. Then I was told that I didn’t make enough money to qualify for a 2 bedroom apartment but I could get a 1 bedroom on the second floor and move when I made enough money. Like who wants to move and then move again?? Hard work, more expense for moving a second time and I didn’t even bother to ask how much would changing the lease cost me! I explained that I need the space for working at home and with a bad back, I cannot climb steps. Neither option was acceptable and they weren’t willing to yield for less than $150 difference per month for a 2 bedroom. WOW! I was so disappointed but figured the conversation was going nowhere and said to withdraw my application and refund my payment. This is when I was told I had to wait 30 days to get my money back because apparently they only print checks once a month. Maybe they shouldn’t ask for money up front if they can’t refund it when they decline your application? I explained that I needed to move and it was imperative that I get my money back to put down on another place. I asked for my request for a refund to be moved up to management but now they won’t even respond back to me. So now not only have they declined me for being $150 short in income but they are keeping me from looking for another place because they are holding onto my deposit for some unknown reason. Very disappointing! So be sure you ask if you make enough money before you give them any of your money! They don’t like to give it back even if they are the ones who say “no” to you!

Lullwater at Riverwood - A Disappointing "Luxury" Experience My experience at Lullwater at Riverwood has been deeply frustrating and far from the "luxury" gated community advertised. Any prospective residents should be aware of significant mismanagement, unethical practices, and a severe lack of accountability from the leasing office. Key Issues: False Advertising & Non-Existent "Gated Community": The apartment complex is consistently advertised as a "gated community." However, the main gate has been non-functional for an extremely extended period, if it has ever worked at all. This is a fundamental misrepresentation that directly impacts resident security and contradicts a key advertised feature for which we are paying. Neglect of Essential Repairs & Resident Well-being: Our air conditioning unit went out on a Wednesday, and as of Saturday, it is still not working. This prolonged outage in warm weather is unacceptable and a significant discomfort. The management's "solution" was to provide a portable unit that was improperly equipped, lacking the correct exhaust duct. Their "fix" involved using a roll of duct tape to secure the vent, resulting in hot air simply venting back into the apartment. This is a clear sign of a maintenance crew operating on an extremely tight budget. It's clear that management is either unwilling or unable to provide the maintenance staff with the resources required to meet the expectation of "luxury apartment living" as advertised. Unresponsive Management & Lack of Accountability: It is nearly impossible to get in touch with anyone in the front office. Phone calls and emails consistently go unanswered, leaving residents feeling ignored and without recourse for critical issues. This pervasive unresponsiveness demonstrates a profound disregard for tenant concerns and a complete failure to uphold their responsibilities as property managers. Pet friendly community and superb front office staff. Located in Evans but tucked away from the hustle and bustle yet close to everything. I really enjoy living here and I would highly recommend that you give this community a chance to call home!

The apartments themselves will do if you must live near Greenbriar, but if not, I’d recommend elsewhere. I wouldn’t consider them luxury as we can hear our downstairs neighbors, it’s no longer a gated community as it’s been open for months, and the trash compactor has been broken for a few weeks now. Also, there is a lack of space for residents at buildings, so often people will park in the exit or handicap spots. You can find better for cheaper in the Evans area. The amount of grassy areas is ideal, and I enjoy walking when I can. But people walking their dogs without a leash here makes it feel really unsafe to walk my pets near entire buildings, and, A LOT of people don’t pick up pet waste, which messes up a potentially nice view and is unavoidable as the sidewalk ends. No place is perfect, and LR could have potential. But with the amount rent is I’d absolutely expect things to be fixed quicker, better grounds keeping, and more proactive resolutions to easily fixable problems. Also, please don’t bother replying if it’ll be the generic “we apologize your experience has been blah blah….”, I’d much rather things actually be fixed with the money y’all make monthly and skip the corporate bull :D

The apartment is very nice but I have requested my a/c be fixed a week ago and no one has fixed it and no further communication as to what’s taking so long. I’ve stayed at much cheaper places that would have a maintenance guy there within a hour or less for A/C work, my electric bill will be ridiculous from trying to cool my apartment, and it’s in the winter time thank goodness it’s not July. It’s another month gone by and still not fixed it’s currently froze up from lack of Freon but they say they will fix it correctly tomorrow it’s now 3/6/23 and this started on 1/28/23 so it’s the next day at 12pm and still no one here fixing the a/c as promised yesterday by maintenance this is a joke is 79 degrees in here and rising. So just went to office the assured me it will be fixed today after they fix some sheet rock in what world does a month old ac problem just pushed back for Sheetrock repair what a joke ok ac is fixed now thank you !
