We moved into our new home approximately 15 months ago and immediately our hardwood floors started to buckle in some spots and cup (raise up on the sides) almost from day one everywhere else in the house. We notified Carolina Signature Homes and they sent their reps out to monitor the situation. They kept saying the floors would settle over time. Well the floors haven’t improved over 15 months and when we contacted them more recently to determine what they were going to do to correct it they wouldn’t respond. Finally, we sent them a certified letter and they were forced to answer us. They said the cupping in the floors wasn’t severe enough using their guidelines for them to accept any responsibility and to fix the problem that they created with poor installation would be at our own expense. We've attached some photos of the floors. I might also add that Dan Peck was in charge of building our house but he wasn’t even a licensed builder in South Carolina at the time. Instead Dan used Kent Baldwin’s license to pull all the permits. So Kent Baldwin’s license was used to build our house and in the eight plus months it took to build our house, we visited the house almost daily, not once did we run into Kent. Another problem that may have contributed to the floors being cupped was that when the roof was installed the felt lining that goes under the shingles was lifting up everywhere because the shingles weren’t installed until 3-4 weeks after the felt was put down because they hadn’t yet been received. I spoke with the head of the roofing crew and he said normally the shingles are ready for installation within 1-2 days after the felt is installed. There were many days that the subfloor was soaked with water and the felt was lifting up in many places. Here's a picture of workers on the near roof covering up a bald spot that I witnessed and provided to Dan Peck. At that point a lot of the front roof over the doorway had been shingled so I'm taking Dan's word...

About 8 years ago we contracted with Carolina Signature Homes (CSH) to build our new home in Woodside Plantation. All in all it was a good experience with some troubling mishaps along the way, but they were addressed by our Project Manager and our home was completed. The problem with CSH is getting them to properly address warranty work in a timely and professional manner. It took us two-and-a-half years to get our original "punch list" resolved, and that was only after sending a certified letter to the owner/developer since the staff and then President of CSH was unresponsive. We now have some problems with windows and doors that have 20-year warranties on them (less than 10 years have passed), and requests for assistance for help to resolve these issues from CSH have not resulted in the warranty work/replacements being done! They have placed calls to the appropriate supplier, but that ultimately gets nothing done, wastes a lot of time, and the supplied finally saying it isn't their job to do this work, it is CSH's. I would encourage anyone considering CSH as their builder to please check with a number of CSH's former customers about their satisfaction with construction and follow up (warranty work), not just those they suggest or feature on their web site, so you can get a fair and balanced assessment of them as a builder.
